Niantic is the shoreline village: the boardwalk on Niantic Bay, Crescent Beach, Black Point and Rocky Neck State Park, with small lots, summer traffic and sandy soil that dries out fast. Flanders and the inland side of town, up past Route 161 and the Pattagansett, are wooded and hilly, with bigger lots and heavier ground.
