The thing about Ledyard

Three different authorities inside one town line.

Ledyard is a town, but the town does not govern all of the land inside it. The Mashantucket Pequot Tribal Nation reservation sits within Ledyard's borders and is sovereign land, which means it is outside the town's land-use jurisdiction entirely. Its own government handles what happens there, not Ledyard's planning office.

Then there is the river. Gales Ferry is a village of Ledyard on the west bank of the Thames, and property near the water brings state coastal and inland wetlands review into the conversation alongside the town's own. So depending on where a Ledyard property sits, the answer to "who do I ask" is the Town, the Tribal Nation, or the state.

Most of Ledyard, though, is the reason people move here: large inland lots, oak and white pine, glacial boulders and stone walls, with granite ledge often sitting inches under the grass. That geology decides the work. This is clearing, regrading and drainage country far more than it is weekly-mowing country, and a crew that only knows shoreline lots will quote it wrong.

Ledge is the first constraint

Granite sits shallow across much of Ledyard, so a post hole, a footing or a regrade can hit rock at eight inches. It changes what hardscape costs and it is why the site gets looked at before a number gets quoted.

Till holds water

Glacial till does not drain like the sand at the shore. Soggy corners, standing water after rain and a lawn that will not dry out are ordinary complaints here, and they are a drainage problem rather than a lawn problem.

Big lots change the maths

An acre and a half of lawn plus a wooded back edge is a different job to a village plot, in mowing time and in leaf volume. Seasonal cleanups here are measured in truck loads.

The woods come back every year

Left alone, the maintained edge moves inward. Keeping a line between lawn and woodland is annual work, which is why clearing is a maintenance item in Ledyard and not a one-off.

Not all of Ledyard is Ledyard's to permit

The Mashantucket Pequot reservation is sovereign land inside the town line and sits outside town land-use jurisdiction. Worth knowing before assuming which office to ask.
