Fall away from the house, no low spots left.
Regrading afterwards means stripping the new lawn and lifting anything built on it. The most expensive reversal here.

Screened loam, then sod, seed or hydroseed.
Seeding onto compacted or wet ground fails, and it fails slowly, so you find out a season later. Not a seed problem.

Beds, shrubs and perennials, spaced for maturity.
Beds put in before the grade is settled end up in the low spot. Plants are the hardest thing to move later.
Almost no property needs all five. Most need two or three, and the useful part of the walkthrough is finding out which. What we will not do is sell you step four when the problem is at step two, because you would be back next year.

Water is a town matter near wetlands

Clearing and drainage both run into the municipal Inland Wetlands Commission, and the regulated area reaches past the wet ground itself. If your site is close we say so before anything starts rather than after.

The season is finite

Machines rut saturated spring ground, and seed needs the fall window or the spring one. A project quoted in winter for the following season is normal. Clearing is the exception, since frozen ground carries equipment better than anything.

Most jobs are two steps, not five

The full chain is the worst case. Far more common is drainage and a lawn, or clearing and a regrade. The walkthrough exists to find the shortest version that actually solves it.
