The local thing worth knowing

Mystic is not a town. It is two towns with a river down the middle.

Everybody local knows it and almost nobody else does. Mystic is a village and the river is a municipal boundary. West of it you are in Groton, east of it you are in Stonington. Same 06355, two different town halls.

For a mown lawn it changes nothing. For anything that breaks ground it changes who you file with, including two different Inland Wetlands Commissions. On a village built on a tidal river, that comes up a lot.

It is a fair test, too. If nobody asks which bank you are on before quoting ground work, they have not done much of it here. See drainage, retaining walls and clearing for where it bites.

Salt gets further inland than people expect

A nor’easter carries spray well past the first row of houses and road salt does the rest. Exposed beds want bayberry, rugosa, juniper and switchgrass, and it is why lighting here is brass rather than aluminum.

Two soils in one village

Near the water it is sand and dries out first in July, so turf gets cut higher and left longer. Out toward Old Mystic it is glacial till that holds water. Same postcode, opposite instructions.

Downtown has no room for machines

No driveway, no side gate wide enough, and a sidewalk you cannot block. That is a real constraint on hardscape and it belongs in the quote, not in a surprise on day one.

Residential property management means being here in June

From June the village fills up and the bridge backs up, so downtown properties get routed early in the day. You only bother doing that if Mystic is your home route.

Wetlands are close to almost everything

With marsh running up into the coves, plenty of back gardens sit inside a regulated upland review area. Which town handles it depends on your bank. Background at Connecticut DEEP.
